AI and high-performance computing are driving demand for power-dense capacity faster than Europe can bring it online. The constraint is deliverability: permitted land beside grid infrastructure that can energise it. European policy is pushing the same way; the EU's Cloud and AI Development Act aims to triple the Union's data center capacity and shorten permitting. DC01SK answers that directly. The site is already consented, new grid infrastructure is being completed nearby, and grid engagement is under way. A programme here starts from a permitted, single-owner baseline rather than a greenfield application.

Vienna is about 60 km away; Brno about 130 km, Budapest about 200 km and Prague about 330 km by motorway. The site connects to the D1/D4 motorway system, M. R. Štefánik Airport is roughly a ten-minute drive, and the consented scheme provides for a definitive road connection to the city's arterial network. An EU jurisdiction, under an hour from Vienna.

The site adjoins new grid infrastructure: transmission lines cross adjacent land in common ownership, and a new switching station at nearby Vajnory is publicly slated for completion at the end of 2026 under Danube InGrid, the EU-co-financed smart-grid programme. On-site power today is a construction-ready ~3 MW. The path toward roughly 200 MW is staged and worked through in active engagement with the regional grid operator (ZSD, part of the ZSE/E.ON group): a first uplift targeted within about ten months of a counterparty's commitment, then further phases over roughly twenty-four months. The phasing is set out item by item, and every element is stated as built, permitted or planned. Those are the steps from a consented site to powered land.

A 116,000+ m² site held by a single owner on one title, with valid construction permits for 42,000 m² of halls (10 m clear internal height) plus over 10,000 m² of paved hardstanding, with further roads and HGV areas consented in the permit set. The permits also include a roughly 388 m rail siding to the national network (permitted, not yet built). The buildings are permitted for warehouse and logistics use, with a fixed, documented envelope. Because the buildings, roads, utilities and rail siding are already consented, a new scheme starts from a documented baseline rather than a first application.
Six carriers can serve the site.
Six carriers (Orange, O2, UPC, Slovak Telekom / Deutsche Telekom, Rainside and VNET) are on record as able to serve the site, giving route diversity and competitive tension from the outset. Other utility connections (water, gas, sewerage) are documented in the permit set.

A low-carbon grid by default.
Slovakia draws over 80% of its electricity from nuclear and hydroelectric generation, one of the lower-carbon grids in Europe, supplied regionally through the ZSE/E.ON group. For an operator reporting carbon-free energy and Scope 2 emissions, that is a structural advantage over the gas-heavy grids common elsewhere.
